Serendipitously stepping into the Indian Real Estate Domain with The Times Group (Magicbricks.com) as an Area Manager in 2009, Neeraj further honed his skills as a General Manager at IndiaHomes and subsequently as a Vice President at Sethia Infrastructure from 2014 to 2023. His exposure continued as Senior Director & Head of Residential Services at JLL (John Lang Lasalle), a world-renowned Real Estate Organization.
Driven by a genuine passion for real estate and a desire to impact people’s lives by realizing their dream of homeownership, Neeraj has consistently approached every challenge with a blend of practicality, creativity, and strategic implementation. Prime Insights: Kindly introduce yourself to our readers. What has your professional journey been like so far?
I am NEERAJ DHINGRRA “THE REAL ESTATE NAVIGATOR”, having over 20 years of domain expertise in Sales, Marketing, Strategy, and Operations. My journey in the Real Estate industry, having seen the ups and downs of the market, has been both Dynamic and Rewarding, certainly shaped by hands-on experience across various aspects of the real estate business in LOCAL and INTERNATIONAL Markets too.
Over the years, I have worked with a wide range of Companies, Clients, and Projects, from Residential to Commercial developments. Each experience has been different and has given me exposure towards my understanding of Market Trends, Consumer Behaviour, and the importance of delivering value through well-executed strategies. Whether it’s closing a deal, crafting a go-to-market plan, or optimizing internal processes, my approach to every challenge has been with a thought to balance the activity with practicality, having an essence of creativity, and finally, a strategic implementation.
I am always following that Real Estate goes beyond transactions; it’s not just about the transaction or a project, it’s about building long-lasting relationships, which helps make a difference in people’s lives and their dream of owning a house come true!

Prime Insights: What was the inspiration behind your current role or venture? How did it all begin?
It all started when I returned from London after completing my master’s. I had always fancied Real Estate during the early days of my career, as in my family business, my dad had been an investor in various projects, though my work experience had always been towards the sales side of the business, but entering Real Estate really was like destiny.
It was back in 2009 when I completed my master’s and was back in India; it was the time when the recession had hit the market. I had been called in for an Interview at The Times Group (India’s leading Newspaper Publication ) for their Business Arm Times Job. My interview was decent, but I didn’t go through due to the profile expectations for them. To my surprise, I received a call from the Group HR that the business head for their Real Estate Vertical (Magicbricks.com) was around and liked my profile. This was my footing step into the Real Estate Domain. My role stemmed from a genuine passion for real estate and a desire to make a meaningful impact in the way made my journey very charming. I’ve always been fascinated by how real estate isn’t just about buildings; it’s about people, lifestyles, and communities. That understanding became the foundation of my journey.
Prime Insights: What were some of the biggest challenges you faced during your career, and how did you overcome them?
Over the past 20+ years of my experience in real estate, I have worked for different kinds of companies and projects. One of the most consistent challenges I’ve faced has been maneuvering through the market fluctuations. The learning journey was enhanced during economic downturns. I have always believed in staying connected to the market by closely monitoring trends, adjusting strategies, and maintaining strong relationships with clients and stakeholders. Throughout my career, I have focused on building long-term relationships with the people I work with and my clients.
Another ongoing challenge in today’s marketing has been consistency in marketing, considering the increasingly competitive landscape. I’ve overcome this by focusing on value-driven opportunities, building a reputation for integrity, and leveraging both traditional networks and digital platforms to connect with the right clientele.
We worked out a Tagline for our brand as INTELLIGENCE, INTEGRITY & INNOVATION. My approach is simple: be transparent about what you have to offer. Truth sells. Being truthful about what our product offers has helped us gain customers’ confidence and make an impact on our internal team by building high values for themselves and their clients.
Another task was managing time across multiple projects while maintaining the quality of work, which also required careful planning. I am an early starter to the day, which helps me gain perspective and plan my schedule for the day. Planning my day has helped me manage my workflow of various projects. I prioritize tasks based on impact and urgency and rely on structured workflows to ensure nothing falls through the cracks.
Prime Insights: How do you manage to maintain a balance between your personal life and professional commitments?
Balancing personal life and professional commitments has been a journey of intentional choices and values. One principle I strongly believe in and practice both at home and at work is what I call the ‘Family First’ approach.
To me, whether it’s my own family or the team I work with, people come first. I lead with full trust in my team, and I make sure the culture around me values personal well-being just as much as professional performance. This mindset has helped create a workplace where loyalty, support, and trust thrive, and that, in turn, drives long-term success.
Work-life balance is never a 50/50 split, but being intentional with your time. Planning my days in advance helps me make time for my family. This helps me spend quality time with my family.
I maintain a disciplined routine, set clear boundaries, and prioritize quality time with my loved ones. I also make time for self-care, as I believe HEALTH is the ACTUAL WEALTH. Music helps me set my recharging rituals. Over the years, I’ve realized that when you value people and relationships both at work and at home, balance doesn’t feel like a task. It becomes a way of life.
Prime Insights: What sets you apart as a leader? Are there any core values or philosophies that guide your decision-making?
What sets me apart as a leader is my people-first mindset combined with a strong focus on Strategic Planning to attain desired results. I am a morning person by nature — I start my day early with clarity, intention, and energy, which helps me stay organized and ahead of the curve. This discipline keeps me aligned with my goals and sets the tone for a productive work environment.
One of my core values is relationship-building and transparency in every aspect of business or individual I deal with in real estate, where transactions are often seen as short-term, I focus on creating long-term partnerships over short-term gains. I strongly believe that when you set the tone right with a clear focus on what matters at the table, it creates an environment where trust thrives and, in turn, drives sales. I carry this same philosophy internally with my employees. I invest time in understanding their strengths, challenges, and aspirations, and then I task them accordingly with the work that matches their skillset.
I strongly believe in motivating my team by creating a culture of appreciation, ownership, and authority to make decisions. I encourage open communication, actively seek feedback, and implement valuable suggestions that come from within the team. When people feel heard and valued, they naturally want to give their best, and that’s what drives performance and loyalty.
One of my biggest strengths as a LEADER is my ability to build long-term relationships. I believe in trust, transparency, and mutual respect, values that have allowed me to successfully work with numerous companies and their promoters over the past two decades. My approach has always been collaborative. I take the time to understand different perspectives, actively listen to suggestions, and implement valuable ideas that drive progress.
Prime Insights: How do you stay aligned with the latest market trends and shifts in the business environment?
Staying aligned with the latest market trends and shifts is crucial in a dynamic industry like real estate, and it’s something I take very seriously. I believe that continuous learning and staying updated on market insights and current activities on the ground reality is what keeps a leader at the top.
To stay ahead, I actively participate in industry conferences, real estate expos, networking events, and panel discussions both locally and internationally. These platforms give me direct insight into emerging trends, changing buyer behaviors, policy updates, and technological innovations shaping the future of real estate.
I also leverage my connections to learn about the latest industry trends and buyer behaviors. I also make it a point to engage with thought leaders, developers, investors, and fellow professionals to exchange ideas and perspectives. This not only keeps me informed but also helps me adapt strategies and offer more value to clients and partners.
Beyond events, I am regularly involved in industry reports and track economic movements, especially because I’ve always had an international outlook, having studied in London. I bring that global perspective into how I assess opportunities and challenges in the Indian market.
I also strongly see myself influenced toward the UAE market, especially Dubai, which has been the talk of the Real Estate Business for the last 2-3 years.
I also believe that an individual has to be self-out on the field and have real conversations to anticipate market shifts for making informed decisions and guiding the team and making appropriate decisions for my clients with confidence and transparency.
Prime Insights: How important is innovation and R&D in your leadership approach and long-term goals?
Innovation and R&D always play a vital role in winning business opportunities. As I always believe, my leadership approach is deeply woven into my long-term goals; hence, staying static will never be the right option in an industry like real estate, where trends, technology, and customer expectations are constantly evolving. I believe innovation isn’t just about using the latest tools; it’s about thinking ahead and finding smarter, more efficient ways to deliver value to the business.
Whether it’s adopting new technologies, integrating sustainable practices, or improving customer experience through digital platforms, I’m always exploring ways to upgrade and stay ahead of the curve. I invest time and resources into understanding what’s next, not just what’s now. I consider planning what the forecast for the business should be, which will be indirectly accommodating the market needs, which will give me an upper hand in the market to stay at the front runners.
R&D, for me, also includes real-world exploration. I actively visit projects in the locality we operate in, explore new markets, attend expos, and engage with professionals across different verticals. These interactions offer valuable insights that often spark fresh ideas or improvements in the way we operate.
My goal is to create future-ready developments and businesses that are both innovative and grounded. By staying open to change and continuously learning, I ensure that my team and I are not just keeping up with the industry; we’re helping shape its future.
Prime Insights: How do you build a strong, motivated team, and what strategies do you use to ensure a positive work culture?
Building a strong, motivated team starts with creating a work environment where people feel valued, respected, and inspired to grow. One of the core philosophies I follow is my ‘Family First’ approach — not just in my personal life, but in the workplace too. I always tell my team that we are all like extended families, where empathy, support, and trust are foundational. When people feel they are genuinely cared for, they naturally give their best.
I have also focused on building long-term relationships with everyone around me, not just people I work with. Our core value of honesty and transparency first makes my team feel comfortable enough to present me with a problem for which we can together find a solution. I always look out for input from my team. I analyze their strengths and let them take the lead and make decisions in their forte. This ensures that everyone feels heard and motivated to work harder. It also boosts morale and creates a sense of ownership.
I always motivate them by aligning their individual growth with my company’s goals, helping them see a bigger purpose in what they do. I regularly appreciate good work, offer constructive feedback, and, most importantly, make sure they know their voice matters.
To ensure a positive work culture, I lead by example with Work Discipline, Integrity, Innovation, and Positivity. I keep open communication, celebrate small wins, and create an environment where people feel safe to express themselves. I also believe in work-life balance, and I encourage my team to prioritize their well-being just as much as their performance.
Over the years, this people-centric approach has helped me build a loyal, driven, and collaborative team, one that’s not just productive but proud to be part of the journey.
Prime Insights: What advice would you give to emerging leaders who are hesitant to follow their passion because of stereotypes or fear of failure?
My advice is simple: Let your Passion define your Potential. Fear of failure is natural, but it also teaches you to trust your journey. I have had my moments of doubt and failures, but I have learned that every setback is an opportunity to grow, innovate, and refine my approach. When I started my journey in this industry during the recession, there was uncertainty around, but I did not lose my focus and was confident that I would make a mark in this industry. I have taken every setback as a stepping stone to success. Moments of doubt and failure may come, but how you tackle them in your head makes the difference. During moments of doubt, rethink Why you started this journey? The genuine passion of learning about this industry has helped me be calm in tough moments, keeping in mind that the fruit of Patience and Hardwork is always SWEETER.
When your hard work does not pay off, just be calm and consider that an even greater opportunity is coming your way. When my interview did not go through, an even bigger opportunity was waiting for me, which paved my destiny in this industry for years to come. When I didn’t get projects, I always believed I had a larger project waiting for me, destined, so I learned to trust the process. Genuine passion for something is enough motivation for you to work hard and take a leap of faith.
Prime Insights: What are your plans personally or professionally that you are most excited about?
Looking ahead, I’m incredibly excited about continuing to evolve both personally and professionally. Professionally, I’m focused on expanding my reach in the real estate sector by focusing on markets, particularly in emerging regions. I’m also keen on adopting more sustainable and tech-driven solutions to improve the efficiency and quality of our project developments. The future of real estate is being shaped by innovation, and I’m excited to be a part of that transformation.
I look forward to building all my current associations and all my projects, particularly my close-to-heart projects at our organization, HUM DEVELOPERS. My collaboration on projects that challenge and inspire me. Working with diverse teams and organizations allows me to broaden my horizons, exchange new ideas, and bring fresh perspectives to the table. I would always want to prove that my partnerships will be instrumental in driving the future success of all my ventures.
On a personal level, I am dedicated to deepening the relationships and building a WORD OF COMMITMENT for both my team and my clients. Strengthening these long-term connections will always be my priority, as I believe that strong, authentic relationships are the key to success in both business and life.

My career journey has been a blessed one. During my journey, I went through several achievements starting from my early career days.

Early on, I was recognized by the Times of India Group – Magicbricks.com as STAR PERFORMER OF THE YEAR in 2010, followed by BUSINESS ORIENTED LEADER OF THE YEAR in 2011 and BUSINESS MAXIMIZER OF THE YEAR in 2012. Later, I was honored as a SUPERLATIVE LEADER in Real Estate by Construction World in 2019. Receiving the ICONIC PROFESSIONAL EXCELLENCE in Real Estate award from the Hon. Chief Minister of Maharashtra, Shri Devendra Fadnavis, in 2019 was a truly special moment. In the same year, I was also awarded the Most Accepted Project of the Year by Shri. Niranjan Hiranandani.
Achieving my MRICS certification (Professional Member of the Royal Institute of Chartered Surveyors – London) in 2000 was a significant professional accomplishment. I was also proud to be highlighted by Sobha Developers from Dubai as CORPORATE HONCHO of the Year in 2021. My contributions were further recognized with the BRAND OF THE YEAR award in UAE-Dubai in 2022 and again in 2024 by the Housing Minister of Maharashtra for Hum Developers. Being highlighted on the ‘Speaking Real Estate’ podcast in 2024 was also a great experience. Most recently, receiving the REAL ESTATE BRAND OF THE YEAR award for Hum Developers at the DUBAI Mid-Day International Real Estate & Infrastructure Icons in 2025 is a testament to our team’s hard work and vision.
Prime Insights: Are you involved in any initiatives that give back to the community or support social causes?
Yes, giving back to the community is something I deeply value. Over the years, I’ve been involved in several initiatives that focus on creating positive social impact. One of the most fulfilling aspects of my work is supporting causes that aim to deliver living standards, especially through affordable housing solutions.
In addition to my professional commitments, I actively participate in mentorship programs for young professionals, especially those entering the real estate industry. I believe in sharing my experiences and insights to help others navigate their careers and overcome the challenges that come with them.
For me, leadership isn’t just about business success; it’s about making a lasting impact in the world around us. I deeply follow the words “My Goal Isn’t to Wear Brands, It’s to Become One!!” My initiatives remind me of the importance of being a brand by using self-skills and platforms for the best enhancement to strengthen the projects we develop and deliver.
I would also like to highlight that I believe in social CSR activities.
We have hosted several food and clothing donation drives, providing meals, food grains, and warm clothing to families in need. I personally believe that this small gesture will make a real difference in the lives of people who need it, which we feel blessed for.

Success is a ladder that is built on Relationships, Integrity, and Consistency. The journey to leadership isn’t just about achieving personal milestones — it’s about creating lasting connections, fostering trust, and empowering those around you.
Learn to value the people around you and their opinions. Building long-term relationships, whether with clients, colleagues, or partners, is the foundation of any successful venture. Remember that people are the true asset in any business or industry.
My ‘family first’ philosophy is something I live by, both personally and professionally. When you prioritize the well-being of those around you, whether it’s your partner, team members, or your loved ones, you create an environment where people feel supported, motivated, and valued. This, in turn, leads to the best outputs with great performance results and a sense of greater loyalty.
Be clear, transparent, and honest with your clients regarding your products. When you are truthful to those around you, people naturally incline and want to resonate with you; this builds the foundation of a long-term brand, which is built on relationship and trust.
As a leader, my goal is to motivate and inspire the people I work with, encouraging them to do their best and supporting them in their growth, which will indirectly give my company the best growth. When you uplift those around you, you elevate your whole team and organization. Leadership is not about being the loudest or the most dominant; it’s about leading with confidence, listening, and creating a culture of collaboration and empowerment.
